ANN ARBOR, MI — A new flex-tech development has broken ground in Ann Arbor as plans for the $57-million facility move forward.
Sartorius BioAnalytical Instruments, Inc., a supplier for pharmaceutical and laboratory equipment, plans to create a combination office and research space at 3874 Research Park Drive.
The 130,300-square-foot project features 60,000 square feet of office space across two stories and 70,300 square feet of research and design space on one story. It also includes 299 parking spaces, 150 of which will be outfitted with electric vehicle charging stations, and 64 spaces for bike parking.
The space will have several pavilions and patios, including a space for food trucks. The development, which will also create sidewalk connections throughout the area, will consolidate several existing locations of Sartorius Bioanalytical Instruments.
“There’s probably 70 or 80 interviews that go into this of just Sartorius lab people because of the complexity and the combination of function that this building is going to have,” said Thom Phillips, vice president of HOBBS+BLACK, the architect firm designing the facility. “And that’s one of the great reasons why it’s such an asset to Ann Arbor; it’s going to bring hundreds of high paying, very sophisticated jobs.”

The initial project will be followed by a Phase 2 project adding another 100,000 square feet with additional manufacturing and administration space, according to developer Cam McCausland.
The proximity to the University of Michigan was part of the draw to the area for the company.
“(There is a) really great concentration of talent here with engineers and well-educated people helping us to build up the company,” said Mary Lavin, the president of Sartorius North America.

In addition to the 150 employees Sartorius will bring to the area, the new facility is set to create another 150 jobs, for a total of 300 positions.
“Not only is it great for the company, it’s great for the community,” said Ann Arbor City Administrator Milton Dohoney at the groundbreaking event. “We need more density; we need more high paying jobs and we need jobs that help serve the community. The kind of research that will take place at this facility has relevance across the globe.”
The project is set to be completed by 2023 and to open in 2024.
